Requiring New Window Installation
I have been living in my condo for nearly 7 years. Assessments have been increased every year about 6% each time. Now the association is requiring us to have new windows installed. Granted our windows in each unit are original from the 70's and it is a good idea to have newer up to date windows. BUT my issue is: They gave us only one choice....$4500 for my 5 windows and it has to be done through their maintenance people and paid to the assocation. Now I say $4500, but there are about 8 different sized units and they all are have different size and amounts of windows. It is my understanding that the association is by law give the homeowners a choice of 3 contractors to do the work? Am I correct? I have gotten 3 different estimates from local insured contractors which are in the range of $3690 to $3800...which is greatly different from what the association has quoted the homeowners. My association is run not by a management company, but by a woman that has gotten her credentials and USED to be a resident here. It is my feeling that she and the board are getting kick backs from the installation of the windows as they are saying that it has to be done by them, paid to them, and have inflated the actual cost. They have been dragging their feet since I have submitted my estimates saying that it will take time since it is an consideration..well, taking their time is going to cause my estimates to expire and me having to go through it all again. I am very persistent in making this right for the homeowners because most of us that live here are low to middle income families..a very diverse blue collar working community. I am even contemplating letting the other homeowners know about the inflation of the cost and giving them the numbers of the contractors that I have gotten my estimates from. Please advise. I would appreciate it.
