BROCKY, all the other gear to complete will be about the same again give or take, so around a ton for the finished jobbymaybe a bit more.
not sure bout the spare room you'd need plenty of ventalation , got big windows? you could always shape it in the garden,..

Swapped garden for balcony boo
Spare romm is huge though with a huge window - about 10ft x 6ft!!! It opens onto balcony so ventilation will be about as good as it gets!
sanding / shaping is the messy bit - i can glass outside to avoid the fumes!!!

Just make sure you seal the door to the rest of the place properly.
Tape it it up with a polythene cover or something so you make a mini airlock.
